WHO YOU ARE
The HVAC Maintenance Technician is the hands‑on specialist who keeps the campus’s heating, ventilation, air‑conditioning, and related mechanical systems operating safely and efficiently for RMS out of Colorado Springs, CO. Working under the direction of the Maintenance Supervisor and side‑by‑side with the Senior HVAC Technician, you will perform preventive‑maintenance, corrective work, service‑request fulfillment, equipment repairs, and building‑modification tasks. You will also use the Building Automation System (BMS) as a primary diagnostic tool and troubleshoot field‑level HVAC controls. When a problem exceeds your training, safety limits, or scope, you will promptly involve senior technical resources.
Primary Responsibilities: HVAC/mechanical preventive and corrective maintenance, equipment troubleshooting and repair, BMS-supported troubleshooting, field controls diagnostics, equipment operation, planned outage support, work order documentation .Responsible for performing HVAC and mechanical preventive maintenance, troubleshooting, repair, and equipment operation across the campus. Performs planned and emergent maintenance on commercial and industrial HVAC equipment, controls, and associated mechanical systems supporting occupied and operational facilities.

Basic Qualifications
- Experience performing commercial, industrial, manufacturing, or facilities HVAC maintenance, troubleshooting, repair, and equipment operation
- Experience troubleshooting HVAC controls, sensors, actuators, valves, dampers, variable frequency drives, or related field components
- Experience reading and interpreting mechanical drawings, equipment schematics, sequences of operation, technical manuals, and equipment documentation
- Working knowledge of HVAC/mechanical safe-work practices, lockout/tagout requirements, and applicable refrigerant handling requirements
- Ability to perform the physical requirements associated with HVAC/mechanical maintenance activities in varying facility environments
Desired Skills
• Journeyman-level HVAC experience, HVAC trade certification, or equivalent technical trade experience
• EPA Section 608 Universal Certification
• Experience utilizing a building automation system (BMS/BAS) to support HVAC operation and troubleshooting
• Experience reviewing BMS alarms, equipment status, setpoints, schedules, trends, and point data to diagnose equipment or comfort issues
• Experience supporting planned HVAC/mechanical outages and shutdown activities
• Experience supporting equipment replacements, facility modifications, and projects
• Experience identifying equipment deficiencies during preventive maintenance and initiating appropriate corrective actions
• Experience utilizing LMBuildings, Maximo, or similar computerized maintenance management systems (CMMS)
Pay Information
Full-Time Salary Range: $50300.00 - $93300.00

- Annual short-term and/or long-term incentive compensation programs may be offered depending on the position. Payments under these annual programs are not guaranteed and can vary from year to year and are tied to a range of performance metrics.
- For (Washington state applicants only) Non-represented full-time employees: accrue at least 10 hours per month of Paid Time Off (PTO) to be used for incidental absences and other reasons; receive at least 90 hours for holidays. Represented full time employees accrue 6.67 hours of Vacation per month; accrue up to 52 hours of sick leave annually; receive at least 96 hours for holidays. PTO, Vacation, sick leave, and holiday hours are prorated based on start date during the calendar year.
